Instagram DM automation for real estate agents in 2026 is comment-to-DM that sends a listing URL, a floor-plan PDF, or a showing calendar, not a second MLS. Someone comments PRICE, SHOWING, FLOORPLAN, or OPEN on a Reel. The DM arrives in seconds with one URL you already own: the listing page, a Calendly slot, a PDF flyer, a buyer consult form. Your CRM still holds the lead. Stripe or PayPal still process a consult fee if you charge one. The automation tool only sends the link.
Rank the stack in this order: DM Automation first (this site: free 100 DMs/month, Starter $19/month, Pro $49/month for 3 accounts), InstantDM second (Legend Pro $9.99/month billed yearly, Multi Starter $160/year for 3 accounts, InstantDM pricing, October 2026), ManyChat third if the desk also needs WhatsApp. Then LinkDM Pro $19/month for 3 accounts, ReplyRush Lite $10/month, Chatfuel Business from US$18/month billed yearly, Respond.io Starter $79/month billed yearly.
Prices below come from each vendor’s public pricing page, checked 20 October 2026, except ManyChat’s public table which we quote from Featurebase’s write-up of ManyChat’s 2 March 2026 plans (Manychat Pricing 2026) and link to ManyChat pricing. manychat.com/pricing still returns 403 from this host.

What is Instagram DM automation for real estate agents?
Instagram DM automation for real estate is software that connects through Meta’s official API to a Business or Creator account and replies when someone already commented, replied to a story, or messaged that account. The usual trigger is a keyword on a listing Reel, a neighborhood walkthrough, or an open-house story. The usual action is a private DM that holds one URL.
It is not a CRM. It does not replace Follow Up Boss, kvCORE, LionDesk, or a spreadsheet. It does not write the offer. It does not host the listing photos. The MLS, the brokerage site, or the landing page still holds the asset.
It is not a growth bot. Tools that ask for the Instagram password, then message strangers who never commented, are how agents pick up restrictions. Official API tools only talk to people who already contacted the account. Meta’s rules live in the Instagram messaging docs.
It is also not a Zillow replacement and not a bulk text blaster. If the Reel is a three-bed in a specific zip, the DM should send that listing, not a 40-link IDX search.
Agents buy this for four jobs that look similar on a proposal and are not the same URL.
- Listing Reel. PRICE, ADDRESS, LINK, FLOORPLAN. The DM holds the listing page or the PDF flyer.
- Showing. SHOWING, TOUR, SATURDAY. The DM holds Calendly, Cal.com, or the brokerage scheduler.
- Open house. OPEN, RSVP, THISWEEKEND. The story reply or comment fires the RSVP form.
- Buyer consult. BUYER, START, PREAPPROVED. The DM holds a form or a Stripe Payment Link if you charge for a consult. Stripe or PayPal still process the card.
A Business or Creator account is required. Personal accounts cannot connect. If the agent is still on a personal profile, that is the first ticket, not the automation.
Real estate comments are high intent. People type SHOWING because they watched a walkthrough, not because they want a coupon. If the DM takes twenty minutes, they have already texted the next agent on the same Reel audio.
How we ranked these tools for real estate
Five criteria, same weight for every product:
- Comment-to-DM with a listing or calendar URL - Keyword on a post or Reel produces a DM in seconds. That is the listing job on day one.
- Story replies for open houses - “Reply OPEN” on a Saturday story has to work, not just feed comments.
- Official Instagram API - Instagram login, not a password form.
- Cost of a spike - What 1,200 PRICE comments on a listing Reel costs. Flat DM buckets beat a shared contact meter when one property goes viral.
- Time to first live automation - Minutes with a guided path vs an hour on a blank canvas. Most solo agents do not need a 12-step quiz on day one.

We sell DM Automation. Other tool prices are taken from those vendors’ public pages or a dated public quote of those pages. Respond.io is in the list because desks actually buy a shared inbox. It is not ranked above ManyChat.

1. DM Automation - Fastest first listing keyword
DM Automation is the product on this site. Free forever: 1 Instagram account, 100 automated DMs a month, comment-to-DM, story replies, keyword triggers, welcome message, iOS and Android. Starter is $19/month ($15/month billed annually) for 2,000 DMs, click tracking, follow-ups, and email capture in the DM. Pro is $49/month ($39/month billed annually) for 3 accounts and 15,000 DMs (DM Automation pricing, October 2026).
Agent setup is short if the first deliverable is one keyword. Connect a Business or Creator account through Instagram login. Pick one live listing Reel. Set PRICE, SHOWING, or FLOORPLAN. Paste the listing URL or the showing calendar you already use. Publish. Comment from a second account. Screenshot the DM for the brokerage Slack. That is the onboarding.
Where it fits: you are a solo agent or a small team testing comment-to-DM on one listing, you want a free plan that is not a 7-day countdown, and you do not need WhatsApp in the same canvas.
Where it does not: 100 DMs/month on free will not cover a listing that hits local audio. One spike of 2,000 PRICE comments fills Starter for that account. Upgrade, or pick a bigger published bucket (LinkDM Pro at 25,000 DMs), when volume shows up. If the desk needs a 12-step buyer quiz plus WhatsApp, this is the wrong SKU.
2. InstantDM - Flat DMs for listing spikes
InstantDM costs $9.99/month billed yearly for Legend Pro, with unlimited DMs on one account, and a free-forever plan of 500 DM automations per month (InstantDM pricing, October 2026). Trendsetter is $24.99/month billed yearly. Multi Starter is $160/year for 3 accounts. Multi Pro is $990/year for 10 accounts. There is a 7-day free trial with no card.
For real estate, the useful part is the meter. A listing Reel that catches a neighborhood audio can dump a thousand comments in an afternoon. A contact-based bill treats every new commenter as another contact. A flat DM bucket does not. InstantDM also sends payment links in the DM if you charge for a buyer consult. Stripe or PayPal still process the payment.
Where it fits: one agent who wants unlimited DMs on a published yearly price, or a small team that wants a 3-account SKU without building a WhatsApp stack.
Where it does not: WhatsApp-first desks. InstantDM is Instagram (and Facebook) automation, not a WhatsApp suite. If the office lives in WhatsApp with buyers, ManyChat is the number-three pick for that job, not a failure of this one.
3. ManyChat - When the desk also needs WhatsApp
ManyChat Pro is $29/month billed yearly, $39 billed monthly, with 2,500 active contacts on the 2 March 2026 plan set (Featurebase, quoting ManyChat’s public table). Free is 25 active contacts. Essential is $17/month or $14 billed yearly for 250 active contacts. See ManyChat pricing.
ManyChat is the right third pick when the same flow has to live on Instagram and WhatsApp. A lot of buyer conversations leave Instagram after the first DM. If your market texts on WhatsApp, do not pretend an Instagram-only tool covers that.
Where it fits: you already run ManyChat, or you know WhatsApp is part of the showing workflow.
Where it does not: a solo agent whose only job is PRICE on one Reel. You will spend setup time on a canvas you do not need, and a viral listing can chew the active-contact meter. Flat DM tools exist for that lane.
4. LinkDM - Published cap when one listing explodes
LinkDM Free is 1,000 DMs per month on 1 account. Pro is $19/month for 3 accounts and 25,000 DMs. Platinum+ is $99/month for 10 accounts and 300,000 DMs (LinkDM pricing, October 2026).
The real-estate fit is the published cap. You can look at last month’s comments on your best listing Reel and know whether 25,000 DMs is enough. Comment auto-reply sits on Pro.
Where it fits: you already saw a listing spike, you want a number on the page, and three accounts covers you plus a brand page plus a partner.
Where it does not: you have not posted a listing Reel yet. Start on a free plan elsewhere, then move if the cap is the product you are buying.
5. ReplyRush - Lowest paid comment-to-DM
ReplyRush Free is 1,500 DMs per month on 1 account, with no comment auto-reply. Lite is $10/month for 7,500 DMs, 1 account, and comment auto-reply. Boost is $25/month for 40,000 DMs and 3 accounts. Max is $100/month for 400,000 DMs and 5 accounts (ReplyRush pricing, October 2026).
If the only blocker is “I will not pay $19 until I see a showing booked from a comment,” Lite at $10 is the cheapest paid comment-to-DM we verified today.
Where it fits: one agent, one listing, a small paid start.
Where it does not: free plan users who think comment-to-DM is included. It is not. Comment auto-reply starts at Lite.
6. Chatfuel - FAQ bot for “is it still available”
Chatfuel Business is US$18/month billed yearly (US$216/year) or US$20 billed monthly, with a free trial (Chatfuel pricing, October 2026). Agency S is US$90/month billed yearly.
Listing comments repeat. “Is it available.” “What’s the HOA.” “Can I bring a dog.” A FAQ bot can answer the public ones and still DM the showing URL for SHOWING. That is Chatfuel’s lane, not the first tool for a solo agent who only needs one keyword.
Where it fits: a team that already wants an AI bot across Instagram and WhatsApp.
Where it does not: day-one listing automation. Build the keyword first. Add a bot when the same five questions clog the inbox.
7. Respond.io - Team inbox, not the listing Reel
Respond.io Starter is $79/month billed yearly, $99 billed monthly, with a 7-day trial (respond.io pricing, October 2026). Growth is $159/month. Advanced is $279/month.
This is a shared inbox with seats, routing, and WhatsApp. A brokerage that assigns buyer inquiries to three agents lives here. A solo agent who wants PRICE to fire a listing URL does not start here.
Where it fits: the SOW is “shared inbox for the desk.”
Where it does not: comment-to-DM as the first deliverable. Rank stays: DM Automation, InstantDM, ManyChat, then this.
How does comment-to-DM work on a listing Reel?
Someone watches a 30-second walkthrough. The caption says “Comment PRICE for the listing” or “Comment SHOWING for Saturday slots.” They comment. The tool sends a public reply if you set one (optional, keeps the thread tidy) and a private DM with one URL.
The URL should be the thing they asked for.
- PRICE, LINK, ADDRESS, FLOORPLAN → listing page or PDF flyer.
- SHOWING, TOUR, SATURDAY → calendar with that property’s slots, or a form that asks for pre-approval and preferred time.
- OPEN, RSVP → open-house form. Do not send the full listing PDF if they only asked to RSVP.
- BUYER, START → buyer consult form. If you charge, send the Stripe or PayPal link. The automation tool does not process the card.
Test from a second Instagram account before you tell the office it is live. Screenshot the DM. If the second account does not get the DM, the first buyer will not either.
One keyword per Reel is enough. Three keywords that all send the same URL is fine. Eight keywords that send eight different URLs is how you send the wrong floor plan to the wrong comment.
Which keywords should a real estate agent use?
Use the word already in the caption. If the Reel says “Comment SHOWING,” do not also require “BOOK A TOUR PLEASE” as the only trigger.
Keywords that work on listing content:
- PRICE, LINK, ADDRESS, DETAILS, FLOORPLAN, HOA
- SHOWING, TOUR, VIEW, SATURDAY
- OPEN, RSVP, WEEKEND
- BUYER, SELLER, CONSULT (only if those URLs exist)
Keywords that waste the bucket:
- Generic “YES” on a Reel that is not a listing. You will DM people who meant “yes, cute kitchen.”
- The property address as the only keyword if people type it five different ways.
- Emoji-only triggers if you have not tested them. Test, then keep.
Story keywords for open houses: OPEN, RSVP, COMING. Stories die in 24 hours, which is the right window for a Saturday open house. Put the same automation on the story and the Reel if both point at the same form.
What should the DM actually say?
Keep it to three parts: who you are, what they asked for, one URL.
Example for PRICE:
“Hi, this is Maya at Northside Realty. Here is the listing we just walked through, including the floor plan and the HOA sheet: [URL]. If you want a showing, comment SHOWING on the Reel or tap the calendar in the next message.”
Example for SHOWING:
“Saturday slots for 414 Oak are here: [calendar URL]. Bring a pre-approval if you have one. If you need a lender intro, reply LENDER in this thread.”
Do not paste eight listings. Do not paste your whole bio. Do not ask for a Social Security number in the first DM. Do not write a pitch that sounds like a cold call. They already watched the Reel. They asked for one thing.
If you capture email in the DM, say why. “I will send the PDF flyer” is a reason. “Join my newsletter” is not, on a showing request.
What real estate agents should not automate
Cold DMs to people who never commented. That is the restriction path. Official API tools do not support blasting the city.
Discriminatory screening in the automated copy. Fair housing still applies in DMs. Do not write keyword replies that filter by family status, source of income you are not allowed to filter, or coded neighborhood language. Send the listing. Take the showing. Qualify in a human conversation.
Password tools. If a vendor asks you to paste the Instagram password, stop. Brokerage accounts are not a place to learn that lesson.
One automation that sends every active listing. A comment on a $380k condo should not return a $1.2M listing because that is what you hoped they would buy.
Running two tools on the same keyword. People get two DMs. Rebuild one automation, test, then turn the old flow off.
Personal accounts. Switch to Business or Creator first. API tools cannot connect to a personal profile.
How to set this up in 10 minutes
- Convert the Instagram account to Business or Creator if it is still personal.
- Pick the live listing Reel with the most comments this week, not a brand-new post with 12 views.
- Write one caption line: “Comment PRICE for the listing link” or “Comment SHOWING for Saturday.”
- Connect an official-API tool. Start with DM Automation on this site (free 100 DMs/month) unless you already know you need WhatsApp.
- Create one keyword. Paste one URL. Save.
- Comment from a second account. Confirm the DM. If it fails, fix it before you announce it in stories.
- Add the story version for the open house only after the Reel works.
- Put the same URL in the bio as a backup. The DM is the fast path, not the only path.
You do not need a flowchart, an AI setter, or a 14-email drip to send a listing URL. Add those after the first showing that came from a comment.
Solo agent vs team vs brokerage page
Solo agent. One account, one keyword, one listing URL. Free or Lite or Legend Pro is enough until a Reel spikes. Do not buy a 10-account SKU because a webinar said agencies do.
Small team (2-3 agents). Either each agent connects their own account, or you run a brand page plus personal pages. Pro on DM Automation ($49/month, 3 accounts) and InstantDM Multi Starter ($160/year, 3 accounts) are the first roster SKUs we verified. Decide who owns the keyword. Two agents firing SHOWING from two tools on the same Reel is a mess.
Brokerage brand page. The brand page can send a form (“which agent / which zip”). Do not pretend the brand page can book every showing without a human routing step. Respond.io is the inbox if the product is routing. Comment-to-DM is still the front door.
ISA / inside sales. If an ISA lives in a shared inbox all day, that is Respond.io or ManyChat inbox seats, not a reason to skip the listing keyword. The keyword still has to fire.
Listing, rental, and new construction are different URLs
Resale listing. PRICE and SHOWING. Listing page plus calendar.
Rental. APPLY and TOUR. Application URL plus tour calendar. Do not send a purchase pre-approval form to a renter.
New construction. PLAN, INCENTIVE, WAITLIST. The builder’s plan PDF or waitlist, not last week’s resale.
Seller lead. VALUE or SELL on a market-update Reel. CMA form, not a buyer showing calendar.
If you post all four content types on one account, use different keywords. Reusing PRICE for a rental and a listing is how the wrong PDF goes out.
Common mistakes on real estate Reels
Caption says “link in bio” and nothing else. People will not hunt. Put the keyword in the caption and on a text sticker.
The listing URL is a homepage. Send the property, not the brokerage home.
The calendar has no slots. You automated a 404. Block time before you turn SHOWING on.
You reply publicly with the full address plus the owner’s name. Public comments are public. Keep sensitive bits in the DM.
You measure success as DMs sent. Measure showings set and offers that started from a comment. A thousand DMs to a dead listing is a leak.
You leave the automation on after the listing closes. Turn PRICE off the day it goes pending, or change the DM to “this one is pending, here are similar actives” with one search URL, not eight random addresses.
You buy WhatsApp because a course said so. If your buyers are not on WhatsApp, ManyChat’s extra channels are unused. Instagram-only is allowed.
How much does a spike cost?
A listing Reel at 1,200 comments, if every commenter gets one DM:
- DM Automation Starter: 2,000 DMs/month at $19. 1,200 fits. A second spike the same month may not.
- InstantDM Legend Pro: $9.99/month billed yearly, unlimited DMs on one account. The spike does not change the bill.
- LinkDM Pro: 25,000 DMs at $19/month. 1,200 is noise.
- ReplyRush Lite: 7,500 DMs at $10/month. 1,200 fits.
- ManyChat Pro: 2,500 active contacts at $29/month billed yearly. 1,200 new commenters in a month eats half the bucket if they were not already contacts. Overage is priced per extra active contact on that plan set (Featurebase, March 2026 table).
Pick the meter that matches the Reel you already posted, not the feature list on a homepage.
How to choose in 10 minutes
- Start with DM Automation (own tool on this site). Free 100 DMs/month, Starter $19, Pro $49 for 3 accounts.
- If you want unlimited DMs on a flat $9.99 yearly-billed plan, or a published 3-account SKU, InstantDM is number two.
- If the desk needs WhatsApp in the same builder, ManyChat is number three.
- Lowest paid Instagram comment-to-DM: ReplyRush Lite $10.
- Published cap on 3 accounts: LinkDM Pro $19.
- FAQ bot: Chatfuel Business from US$18 yearly.
- Team inbox: Respond.io Starter $79/month billed yearly.
If two tools fit, pick the one whose meter matches the comments on last week’s listing Reel. Do not pick the one with the longest feature list.
FAQ
What is the best Instagram DM automation for real estate agents in 2026?
DM Automation first (this site: free 100 DMs/month, Starter $19/month, Pro $49/month for 3 accounts), InstantDM second (Legend Pro $9.99/month billed yearly, Multi Starter $160/year for 3 accounts), ManyChat third if the desk still needs WhatsApp. Then LinkDM, ReplyRush, Chatfuel, and Respond.io. Ranked 20 October 2026.
Can I send a listing link when someone comments PRICE?
Yes. That is comment-to-DM. The tool sends the listing URL you paste. Your MLS or brokerage site still hosts the listing. Test from a second account before you run it on a live Reel.
Does this replace my CRM?
No. The DM can capture an email or a name if the tool supports it. The CRM still owns the pipeline. Do not run two systems as the system of record.
Is InstantDM a real estate CRM?
No. InstantDM is Instagram DM automation. Legend Pro is $9.99/month billed yearly. It sends listing URLs, showing calendars, and payment links. It does not replace Follow Up Boss. Stripe or PayPal still process consult fees.
How much is ManyChat Pro in 2026?
$29/month billed yearly, $39 billed monthly, 2,500 active contacts, on the 2 March 2026 plan set (Featurebase, quoting ManyChat’s public table). Free is 25 active contacts. See ManyChat pricing.
Can I automate DMs from a personal Instagram account?
No. Switch to Business or Creator first. API tools cannot connect to a personal account.
Is it safe to auto-DM listing commenters?
On official API tools, you are messaging people who already commented or replied. That is the allowed pattern in Meta’s Instagram messaging docs. Password bots that message strangers are a different, unsafe category.
What if the listing goes pending?
Turn the keyword off or change the DM the same day. Sending a live showing calendar for a pending listing wastes everyone’s Saturday.
Should I put every listing in one DM?
No. Match the Reel. One property in the video, one URL in the DM. Similar listings belong in a follow-up you send after they ask.
Do I need WhatsApp to book showings?
Only if your buyers already talk there. Instagram-only comment-to-DM books showings without WhatsApp. ManyChat is third when WhatsApp is a real channel, not a hypothetical.

Pick a free plan, connect one Business or Creator account, and ship one comment-to-DM on one live listing Reel. Comment PRICE from a second account. Screenshot the DM. Then pay for a bigger bucket only after a real showing request hits the thread.
